What is the Al Ranim Properties Referral Program?

Who qualifies to be a referral partner?

Any individual or company that has direct or legitimate referrals to real estate properties can qualify for this commission structure with Al Ranim Properties.

What commission will I receive?

Rental properties up to 20%, second hand properties up to 30% and off plan properties up to 50%. These are the maximum commission rates and are earned as the number of referrals you have accepted accumulate per quarter. Customers who refer a bulk of customers or those with premium referral rights may be entitled to a bespoke commission arrangement with Al Ranim Properties.

When do I receive my referral commission?

Accepted Answer

As soon as the purchase transaction is successfully completed between the buyer and seller of the property, and Al Ranim Properties has received their brokerage commission from the transaction.

Are there any restrictions for referring international buyers or investors in Dubai?

Accepted Answer

No. Al Ranim Properties allows both citizens of the UAE and foreigners to purchase property in Dubai.

Is the commission a percentage of the property price?

Accepted Answer

No. And this is probably the question that is asked the most. Your commission is a proportion of the brokerage fee that Al Ranim Properties actually charges for the transaction. This is calculated on the gross value prior to our fees. For example if a customer purchases an off plan property and the developer gives us AED 100,000 your commission will be your agreed percentage of AED 100,000 and not the value that the property was sold for. Your commission percentage will be written in contract and be attached to the specific referral when Al Ranim Properties accepts the referral and cannot be changed afterwards.

How long is my client protected, and what stops another partner claiming them?

When you refer a client they are registered to you for 6 months. The end date of this registration is printed on your Lead Protection Certificate. Whilst your client is registered to you we cannot accept the same client from any other partner. Matching is carried out using email address and telephone number. If two partners have different number details for the same client they will still be identified as the same client and the second submission will be treated as a duplicate. This is handled within the system and not through a person remembering.

What happens if my client buys again later?

Your protection resets. Each time a client you referred makes a purchase your registration for that client resets for a further 6 months from the date of that transaction. This can happen repeatedly with no limit. As a client continues to make purchases you continue to earn commission. When a new purchase is made this should be entered as a new referral, gaining its own reference number and certificate. As the client remains registered to you no other partner can claim them. If there is no transaction completed every 6 months your protection lapses.

Do I need a UAE licence or company to become a referral partner?

Accepted Answer

No. We don’t require you to have a RERA licence, be based in the UAE or own a company in the country. You can be based anywhere in the world. Your only requirement is to refer a person who agrees to be referred. All subsequent stages of the transaction (consultation, viewings, negotiation, documentation and completion) will be managed by our qualified and licensed professionals. All compliance also rests with us and not you.

How and when will I be paid?

Payment becomes due after a transaction is complete and our brokerage commission has actually been received and settled. We release payment once the money has cleared rather than holding you to a quarterly or monthly run. There is therefore no waiting for a payment cycle to come around. Payment of commission is made via bank transfer but alternative arrangements can be made by agreement. All commission is quoted in AED. Any foreign exchange or transfer charges incurred are your responsibility. All payments are made against a commission statement and both you and we have written confirmation of what commission was due and paid.

What proof do I get that a lead is registered to me?

When we accept your referral we instantly generate a Lead Protection Certificate in PDF format, prior to our sales team contacting the client. The certificate includes your name and partner reference, the reference number for the lead, the type of deal and your locked in commission rate. There are also dates for when the lead was accepted and when your protection ends. The name of your client will be shortened (e.g. to "Ahmed K.") so the certificate can be used or presented to another individual without exposing the identity of your client.

Do I have to know the person I am referring?

Accepted Answer

No. A referral does not have to originate from within your network. However, we do require that the person actually knows about the referral and has agreed to it. A referral given someone behind another person’s back cannot be accepted. You may seek out leads in any manner that is legal but must do so under your own name. You must not represent yourself as a licensed agent or as Al Ranim Properties. You must only use the brochures, project links and other materials that we provide or approve.
