How much can my landlord increase the rent in Dubai?

Frequently asked · 16 October 2026

Al Ranim PropertiesVerified answerRERA ORN 31846

Rental increases may only be approved at the renewal and only when the existing rent is less than the average rental in the RERA rental index. For rents up to 10% under the average, no increase is allowed; for rents between 11% and 20% under the average a 5% increase is permitted; for rents between 21% and 30% under the average a 10% increase is allowed; for rents between 31% and 40% under the average a 15% increase is permitted and for rents more than 40% under the average a 20% increase is allowed under Decree 43 of 2013.

A rental increase must be communicated to the tenant 90 days prior to the end of the agreement. In the event of a disagreement, a fair rental can be determined by the Rental Disputes Center.

Since January 2025 the quality and service of each rental property is factored into the Dubai Land Department's Smart Rental Index. A proposed rental increase for an individual property can be viewed prior to renewal on the DLD website or the Dubai REST app.
