Located within the established DAMAC Hills community but with a more accessible price point, DAMAC also has a residential community called Damac District. Units start around AED 1.1 million and offer one of the more accessible ways to live within the DAMAC Hills community that also includes the Trump International Golf Club. The location of Damac District is arguably some of the best in Dubai and includes proximity to Damac Lagoons and Dubailand, and features the same proximity to Dubai Marina, Downtown Dubai and Sports City. Additionally, residents can commute to the Mall of the Emirates and Global Village in a few minutes, and the new Al Maktoum International Airport is also within close proximity. The community features one and two-bedroom apartments with some office space, as well as the usual DAMAC Hills amenities of pools, a gym, landscaped gardens, retail and parking. Rental yields in DAMAC Hills range between 5 and 7 percent. Finally, construction is still early-stage for the development, but the Dubai Land Department has registered the completion of the Damac District residential community for the first quarter of 2029. For a nearer-term, golf-view option in the same community, Damac Hills - Golf Greens hands over in 2027.
