Oceanz by Danube prices start at AED 1.1 million for studio apartments and range to one-bedroom apartments from just under AED 2 million. The Dubai Land Department registers the first tower under project number 2755, with 530 homes in total — from studios to four-bedroom apartments — with the twin tower under project number 2756 and the third phase under project number 2867. The latest construction update for Oceanz by Danube from the Dubai Land Department shows that the first tower is past thirty-two percent complete with its twin tower close behind. Most Oceanz calls begin with the studio price. That's 1.1 million dirhams for a studio, while a one-bedroom apartment comes in just under two million. Both figures are subject to change as sales dictate the new price of the units, so the live list comes from Danube on booking day.
The developer has said that the delivery date for the apartments will be the first quarter of 2027, even though there is no date for completion yet registered with the DLD, which is worth confirming with the developer. Inspection reports rate the first tower as around a third of the way through, with the second tower just behind it.
The documentation is more involved as there are three towers with three separate Dubai Land Department numbers: the first tower (DLD 2755) contains 530 apartments ranging from studios to four-bedroom units, the twin tower is 2756, and the later third phase is 2867. Buyers pay for the units in instalments, with terms agreed per unit.
People are drawn to the location of Oceanz for the water frontage. Maritime City is freehold and lies between Port Rashid and the old town of Dubai. For short-term rentals, furnished apartments earn six to seven percent net, with the unconfirmed completion date the thing to watch.
