About this project
Orchid Towers' Phase 1 has opened Tiger Downtown Ajman, a masterplan of six towers around a private lagoon in Ragayeb. Ajman does not fall under Dubai Land Department's jurisdiction, meaning there is no DLD file to quote. The developer, Tiger Properties, is targeting 2028 for completion of construction and is selling the first phase of the development now. Prices start at around AED 506,000 for a studio and go up to AED 1.25 million for a three-bedroom apartment unit. In central Dubai, the same money would barely cover a parking spot.
All apartments are coming fully furnished so that landlords can list the apartments once the buyers get possession of the keys. Units start at a studio and go up to three-bedroom apartments and also include duplexes and six-bedroom penthouses that Ajman residential has never had before.
There are over 25 amenities to the residential estate, including infinity pools, indoor and outdoor fitness centres, courts for various sports, jogging tracks, areas for children's play, an amphitheatre with an outdoor cinema and retail spaces with eateries. There is also the private lagoon with fountains and illuminated pathways.
Ajman has always been the cheaper residential alternative to Sharjah and Dubai. This project is the kind of property the emirate has lacked in the real estate market. Buyers in the first phase of construction are positioning themselves before the remainder of the project is complete. Furnished one-bedroom apartments are renting at a rate of 7 to 8 percent net. Orchid Towers Ajman is targeting 2028 for the first phase of handover of the apartments. Since Ajman projects are not on the Dubai Land Department register, there is no inspection percentage for the project. Building progress updates come from the developer and are provided to buyers upon request.
Available units include fully furnished studios, one, two, and three-bedroom apartments, as well as duplexes and a few six-bedroom penthouses. Payment is made on a staged plan with the remaining amount of the purchase price required at the handover of the apartment.
The project is primarily focused on investment yields.
