Phase II offers something Al Furjan has not before: branded furnished apartments a minute from the metro with a genuine post-handover payment plan. The developer is asking for ten percent instalments through 2026 and early 2027, five percent at the completion of the project in Q2 2027, and then half the price of the apartment is to be paid over three years, during which time the buyer can live in or rent out the property. Because the apartments are furnished and branded, they will likely rent faster than unfurnished apartments. Also, the proximity to the metro is an added benefit for the tenants who will pay to live in the apartments. The private swimming pool units are a meaningful premium over the standard apartment layouts, so that should be considered when leasing these apartments. While the 100-meter swimming pool and TechnoGym will be a benefit to the residents, the service charges for the facility should be confirmed before purchase. Additionally, because Phase II will be handed over soon, the purchase window for the development is shorter than developments like Richmond District.
