About this project
The Samana Ocean Pearl 2 is the second residential tower to be developed by Samana Developers within the Dubai Islands by Nakheel. The developer offers one-, two-, and three-bedroomed apartments in this project, which is wider than their typical offerings. All apartments come with a private pool, a signature product of Samana Developers across its Dubai properties.
Dubai Islands is the newer coastal community that many newcomers to Dubai are yet to hear of. Nakheel has plans to turn Dubai Islands into a coastal community with residential, hospitality, and retail areas. Ocean Pearl 2 is one of the second wave developments in Dubai Islands.
The resort features pools for adults and children, a gym, a wellness floor with steam and sauna baths, social lounges, a BBQ deck, and both indoor and outdoor lounges. The private pools and the location will make short-term rentals possible. Many of Samana's short-term rental properties are leasing for between 4.5% and 5.5% net yield, and Ocean Pearl 2 will sit within the higher percentage return yield band.
The purchase price of the apartments includes a 60/40 payment plan, with additional installments to be paid after the delivery of the apartment. Delivery is targeted for 2027. The cost is higher than Samana's other Arjan and DLRC developments but lower than the coastal apartments in Dubai's Marina and JBR areas.
